Driveway and Concrete Cleaning in Jacksonville, FL

Driveways, walkways, sidewalks, patios, pool decks and pavers. Concrete is the one surface around a house where pressure washing is the right tool, but the pressure, the nozzle and the pre-treatment still depend on what is on the surface and what condition it is in. The estimate covers which stains are expected to lift and which may not fully clear.

What is on a Jacksonville driveway

Each kind of staining behaves differently, which is why one price for “a driveway” rarely tells you much.

  • Algae, mildew and general darkening. The most common and the most reliable to remove. Shaded concrete and the areas that stay damp longest go dark first.
  • Tyre marks. Usually lift with pre-treatment and pressure, though heavy marks can leave a shadow.
  • Oil and fluid stains. Oil soaks into the concrete. Fresh spots often improve a lot; old, set-in stains may lighten but not disappear.
  • Rust-coloured staining. From irrigation water, fertiliser or metal left on the surface. It needs a specific treatment rather than more pressure, and some of it does not fully release.

Plain concrete and pavers are different jobs

Plain concrete

Driveways, walkways, sidewalks, patios and pool decks. Sound concrete takes pressure well, and a rotary surface cleaner gives a more even finish than a wand alone, which avoids the striped look of a hand-held wash. Concrete that is flaking, dusting or very new is the exception, and we will talk about pressure with you before starting on it.

Pavers

Pavers can be pressure washed, but the joint sand between them holds them in place. ICPI Tech Spec 5, the paver industry’s maintenance guide, calls for a wide spray and a low angle to keep that sand in, and Unilock recommends sweeping in new joint material if some washes out.

Sealing is a separate job. ICPI says pavers should be dry for 24 hours before a sealer goes on. If you want sealing, say so when you ask for a quote.

How a driveway clean runs

  1. Look first. Surface type, cracks, flaking, and which stains are which.
  2. Clear and protect. Vehicles and furniture off, planting along the edges wetted or covered, drains and door thresholds considered.
  3. Pre-treat. Growth, oil and rust each get the treatment suited to them.
  4. Surface clean. Rotary surface cleaner on the open areas, wand on edges and steps.
  5. Rinse and walk it with you. Including anything that did not fully lift.

What moves the price

  • Area. A single-car driveway and a long circular one are very different jobs.
  • Stains. Oil and rust treatment is often priced separately from the general clean.
  • Pavers and sealing. Re-sanding and sealing are extra work on top of cleaning.
  • The minimum charge. On a small job the company’s minimum decides the bill, so adding the walkway or patio to the same visit is usually better value.

Driveway and concrete questions

Can pressure washing damage concrete?

On sound concrete, with the right nozzle and distance, it is the normal method. On weak or flaking concrete it can remove surface material; the concrete industry uses high pressure water on purpose to strip a weak surface layer in repair work (NRMCA). That is why we look at the surface before choosing the pressure.

Will the oil stains come out?

Fresh oil often improves a lot with pre-treatment. Old stains that have soaked in may lighten without disappearing. We will say which yours look like before you pay for stain treatment.

Do you clean pool decks and screened patios?

Yes. Pool decks are concrete or pavers and are cleaned the same way, with extra care about what runs into the pool. The screen enclosure itself is a low pressure job, so it is quoted separately from the deck.

Is driveway cleaning pressure washing or soft washing?

Mainly pressure washing, often with a pre-treatment. It is one of the few surfaces around a home where force is appropriate. The full comparison sets out which surfaces take which method.

Do I need to be home?

No, as long as vehicles are moved and we can reach an outside tap if we are using your supply. We would rather you were there for the final walk round.
