How Much Does Pressure Washing Cost in Jacksonville, FL?

Published Jacksonville prices put a house wash roughly between $250 and $700, a driveway between $100 and $350, and a soft-washed roof from around $300 upward. Those are other companies’ published figures, with sources below, not our quote. This page shows you where every number comes from, what actually moves it, and the one ambiguity that makes most published rates impossible to compare.

Figures researched September 2026. Every source is named and linked, with its own publication date where the publisher gives one. Prices in this industry move, so treat anything undated with suspicion, including on competitors’ sites.

Per square foot of what, exactly?

This is the question that makes most pressure washing prices uncomparable, and we could not find a single company in this market that answers it.

When a company advertises a house wash at, say, $0.12 to $0.30 per square foot, that rate could be applied to two completely different numbers:

  • The floor area of your house, the figure on your listing or tax record. A 2,000 sq ft home at $0.12 to $0.30 gives $240 to $600.
  • The measured wall area actually being washed. On the same house that is a different figure entirely, and it changes with how many storeys and how the footprint is shaped.

The local evidence points to floor area. Two Jacksonville operators band house washing explicitly by the home’s square footage, in ranges like 1,500 to 2,000 sq ft and 2,000 to 3,000 sq ft, which are conventional house-size bands rather than wall measurements. A third publishes a per-square-foot table with no denominator stated anywhere on the page.

So when you compare two quotes, ask each one which number they are multiplying. If one prices on floor area and the other on wall area, the headline rates tell you nothing. We quote a total for your property and show you the scope it covers, which sidesteps the question entirely.

What Jacksonville companies actually publish

Most local operators publish nothing at all. These are the ones that do, quoted as they state it.

A per-square-foot table

First Coast Home Pros publishes a table headed “Price Per Square Foot”: house exteriors $0.12 to $0.30; concrete driveways and walkways $0.12 to $0.25; pool decks, patios and porches $0.12 to $0.25; screened enclosures $0.25 to $0.40; wood decks and fences $0.45 to $0.60; vinyl fences $0.15 to $0.25.

Worth knowing: their own dedicated cost page states pressure washing in Florida “can run you anywhere from $125 to $325”, with no unit and no breakdown. That top figure is below what their own table implies for a typical house. Two pages on one site, two incompatible pictures. Table source.

Tiered starting prices

Squeaky Clean Pressure Washing lists: driveway from $150; sidewalks and walkways from $50; deck or patio from $100; paver clean, sand and seal from $500; screened pool enclosure from $250; fence from $100; gutters, soffits and eaves from $100; roof soft wash from $500. House wash is banded by home size: 1,500 to 2,000 sq ft from $250; 2,000 to 3,000 sq ft from $350; 3,000 to 4,000 sq ft from $450; 4,000 sq ft and above, call for pricing.

Their own services page gives different starting figures for two of those lines, so the numbers above are from their residential services page specifically.

Per-service minimums

As New Again publishes house washing at $100 to $300 for 1,000 sq ft and $250 to $450 for 2,000 sq ft; roof cleaning at a minimum of $300 to $600 by soft wash; driveway cleaning at a minimum of $100 to $250; deck cleaning from $150 to $300; exterior window cleaning at $2 to $5 per pane; and paver sealing at $0.75 to $2.00 per square foot. A Jacksonville-specific aggregator

HomeBlue, dated 21 October 2024, puts Jacksonville pressure washing at $70 to $1,700 depending on the task, with a stated average of about $500. House by size: 1,500 to 2,000 sq ft $400 to $700; 2,000 to 3,000 sq ft $600 to $1,000; 3,000 to 4,000 sq ft $800 to $1,300; 4,000 to 5,000 sq ft $900 to $1,700. Deck or patio: 200 sq ft $70 to $100, rising to $330 to $520 at 1,000 sq ft. Driveway: 800 sq ft $150 to $260, rising with size. Source.

Note the spread. HomeBlue’s house band for 1,500 to 2,000 sq ft starts at $400 while a local operator starts the same band at $250. Aggregators and operators are not measuring the same thing, and aggregator figures are not quotes.

The minimum charge, which catches people out

Almost every company has a floor price, and on a small job it is the floor that decides your bill rather than the square footage.

  • HomeGuide’s driveway guide, dated 2 June 2026, states “many pressure washing companies set a minimum service charge between $75 and $150, even for small driveways”, covering equipment mobilisation, setup and cleanup. Source
  • Fixr, updated 31 January 2025, says “it is very common to have minimum costs between $100 and $350”, and works the arithmetic: on a 200 sq ft driveway you pay a minimum of around $100 rather than the $60 to $80 the square footage alone would give. Source
  • HomeGuide also notes a separate minimum of about $150 for roof cleaning specifically. Source

The practical consequence: bundling is where small jobs stop being bad value. If you are already paying a mobilisation minimum, adding the walkway or the patio to the same visit costs far less than booking it separately later. Ask for the bundled price, not just the line you called about.

What actually moves your number

This is the part no ranking page in this market sets out, and it is the part you can check yourself before you call anyone.

Things you can count

  • Storeys. Two storey work needs more reach and more setup. HomeGuide prices a one storey house at roughly $1 per linear foot of wall and a two storey higher.
  • Siding area versus flatwork area. These are separate jobs with separate rates. Count them separately when comparing quotes.
  • Roof pitch. A steeper roof is more surface and more work. HomeGuide’s main guide says steep pitch adds about $0.10 per sq ft; its own dedicated roof guide of the same date says $0.15 to $0.20. We are flagging the disagreement rather than picking the number we prefer.

Things about the condition

  • How advanced the staining is. A light film and a fully colonised shaded elevation are different jobs on the same wall.
  • Oil, rust and specialty stains. HomeGuide’s June 2026 driveway guide puts oil, rust and mould stains at $25 to $100 or more for specialty treatments, with oil stain removal alone adding $25 to $50 per stain depending on size and age. Some do not fully release at any price, and you should be told that up front.
  • Pre-treatment. Detergent and pre-treatment for mould or algae adds $20 to $75 on the same source.
  • Sealed or unsealed pavers. Sealing after washing is a separate service, priced at $0.15 to $0.40 per sq ft by HomeGuide, and at $0.75 to $2.00 per sq ft by one local operator. That is a wide gap and worth querying.

Things about your property

  • Access. Gated yards, narrow side returns, mature planting against walls, screen enclosures and slopes all add time.
  • Water supply. Whether there is a usable outside tap and what flow it gives. HomeGuide lists water access as a factor in its rate range, and Fixr notes that most companies connect to your supply and that you may pay about $2 per hour for the water used, showing up on your next water bill. That is the only source we found that puts a figure on it.
  • What sits below the work. Planting, a pool, a screen enclosure or vehicles under the run-off line all mean more protection work.

A worked example

A single storey, roughly 2,000 sq ft vinyl-sided Jacksonville home with a two-car driveway of about 600 sq ft, moderate algae on the north elevation, no oil staining, an outside tap available and clear access.

  • House wash. Local published bands for a 2,000 to 3,000 sq ft home start around $350, and one operator gives $250 to $450 for 2,000 sq ft. HomeBlue’s Jacksonville band for 1,500 to 2,000 sq ft is $400 to $700.
  • Driveway. Local starting prices from $150, with minimums of $100 to $250. HomeBlue puts an 800 sq ft driveway at $150 to $260.
  • Bundled in one visit, you pay one mobilisation rather than two, which is where the saving sits.

On those published figures the pair lands somewhere in the region of $400 to $900 combined, with the spread driven mostly by which source you believe and how bad the north elevation actually is. That is a range derived from other companies’ published prices, shown so you can audit it, and it is not a quote from us.

Change one thing and it moves. Make it two storeys, add oil staining on the driveway, put mature planting along the north wall or take away the outside tap, and every one of those pushes upward.

Commercial is cheaper per square foot, not dearer

This surprises people. HomeGuide’s commercial guide, dated 9 October 2025, puts basic commercial work such as sidewalks, storefronts and exterior walls at $0.10 to $0.35 per square foot, below typical residential rates, because the areas are larger, flatter and more uniform. Intensive commercial work involving grease, graffiti or heavy staining runs $0.40 to $1.00 per square foot. Hourly rates are $50 to $150, and flat fees for areas under 2,000 sq ft run $200 to $500. Cost questions

Why will you not just give me a price?

Because a firm price without seeing the property is a guess, and a guess gets revised upward on the day. What we will do is be specific about the factors above, tell you which of them apply to your property, and give you a written total before anyone starts. If you want a rough idea before that, the published ranges on this page are the honest market picture.

Is a cheap quote a bad sign?

Not automatically, but ask what it covers. The common ways a low number becomes a higher bill are: soffit, fascia and trim excluded from a house wash; the gutter face excluded from gutter cleaning; specialty stain treatment charged as an extra on the day; and a second visit needed for something that could have been bundled. A quote that itemises is worth more than a quote that is low.

Does it cost more if you use my water?

Connecting to the property supply is normal practice in this industry. Fixr is the only source we found that puts a number on what that costs you, at about $2 per hour of water used, appearing on your next bill. If there is no usable tap, or the flow is poor, that changes the setup and we will tell you at the quote stage.

Why do the figures on this page disagree with each other?

Because the sources genuinely disagree, and we would rather show you that than average them into one confident-looking number. Aggregators model nationally and get localised loosely. Local operators quote starting prices that assume a straightforward job. One company on this page contradicts itself across two of its own pages. Showing the spread is more useful than hiding it.

How can I get the price down?

Bundle everything into one visit so you pay one mobilisation. Clear access before we arrive, move vehicles and furniture off the surfaces. Be realistic about specialty stains, since chasing an old oil stain can cost more than it is worth. And book before growth becomes heavy, because a light film is faster to remove than a colonised wall.
